
I have been meaning to write a blog about this development for a little while now. In my search to find really good new construction projects, this one really stands out! I really like this development for a variety of reasons. One interesting point is that there really isn’t anything else comparable in the area. As land quickly gets gobbled up by other developments, the only option is to go up. There aren’t any other apartment style condos in this area that I know of which makes this development really appealing.
Amongst the other developments in the Waterloo Region such as Arrow Lofts or the City Centre condominiums the Reflections condos are more of a traditional style of condominium. While loft conversions such as Arrow Lofts and the new City Centre are building modern loft spaces with luxury finishes, Reflections is building luxurious traditional condos in a very desirable area of Waterloo at a reasonable price. In my opinion, the difference between loft style condos vs traditonal condos is how the buildings are built and interiors are designed. Many lofts have tall ceiling height 10ft+, exposed ductwork, floor to ceiling windows and are decorated with a modern flair that might not appeal to everyone. Loft condominiums often have a higher cost per square and are therefore more expensive then traditional condominiums. Traditional condos have the standard 8 or 9 ft ceilings, no exposed ductwork, regular windows, standard flooring options like carpet/ceramic, and balconies. Please keep in mind that my comparison is only to illustrate that there are differences between the two styles of condominiums and that as the two styles converge we’re seeing a new type of condo that appeals to more people.
This development is close to shopping, restaurants, a brand new library, schools (public and high schools), parks and Laurelwood Conservation Area. If you take a short drive up Erbsville Rd, you are only minutes away from the brand new boardwalk. The boardwalk features a movie theatre, many big box stores, restaurants and much more.
The builder is Urban Era homes which is a division of the Activa group who has been in operation for 25 years and is one of the largest real estate development companies in the Waterloo Region.
This project features two seven storey towers with units ranging in price from 190,000-298,000. Units range in size from 678 sq.ft up to 1183 sq.ft. Some of the insuite features are 8 ft ceilings on a typical floor and 9 ft ceilings on the first floor of 776 Laurelwood and the second floor of 778 Laurelwood. Oversized windows, spacious outdoor balcony as per plan, six appliances including fridge, range, dishwasher, microwave, washing machine and clothes dryer (stacked unit). Please note this is information I gathered from the builder as of Nov 16, 2011.
Occupancy is expected to be Sept 2012 for the first building.
So if you are in the market for new construction condos, don’t overlook Reflections.
